Reactive maintenance is defined as repairs performed on an asset that has already failed. Although reactive maintenance is unavoidable and it is an important part of asset management, it could be minimized with preventive maintenance.

Preventive maintenance, which could be considered a part of corrective maintenance, is carried out at regular intervals defined by a manufacturer’s maintenance schedule or industry accepted best practices. Typical Computerized Maintenance Management Systems (CMMS) software provides a calendar for entering asset maintenance schedules. Modern CMMS software provides functionality to automate maintenance tasks with time or meter based events.

Smart Field CMMS provides an ability to configure preventive maintenance triggers based on meters or time events. The preventive maintenance triggers automatically create work orders and notify responsible personnel.

Time-Based Preventive Maintenance

With Time-Base Preventive maintenance, maintenance is scheduled with repetitive intervals. Based on the asset type, it is typically scheduled weekly or monthly. SmartField CMMS provides an ability to schedule time based maintenance on a daily, monthly, or annual basis.

Meter-Based Preventive Maintenance

With Meter-Based Preventive Maintenance, maintenance is scheduled based on the asset’s meter values. Meters could be any parameter that changes over time such as mileage, or hours of service. Smart Field CMMS provides an ability to automate preventive maintenance triggers based on asset meter values. The meter values are typically collected during the regular inspections of the assets. Smart Field CMMS provides an ability to schedule the meter based triggers when a meter value is reached, such as 30,000 mile vehicle service, or every interval, such as an oil change every 5,000 miles.

Having automated triggers for asset maintenance helps eliminate human errors and eliminates a need to manually add maintenance schedules for assets. With Smart Field CMMS, preventive maintenance is configured per asset type and is automatically configured when a new asset is added.

Performing maintenance at regular intervals helps keep assets in a good shape helping eliminate unexpected downtime and improve the uptime saving on maintenance costs and improving efficiency.
